What Actually Fails on Tokai Houses

  • Green and black film on south elevations. This is biological growth, not dirt. Painting over it guarantees it comes back through the new coat
  • Dark vertical streaks below the gutter line, caused by blocked gutters overflowing during winter fronts rather than by the paint itself
  • Timber pergolas and window frames that were sealed once and never maintained. Once the seal is gone the timber greys and has to be sanded back, which is slow and expensive
  • Double-storey gable ends where the previous painter worked off a ladder and the top metre was never properly prepared

Why is a Tokai quote higher than one for a flat-land suburb?
Two reasons, and both are legitimate. Double-storey work needs scaffolding rather than ladders, and shaded elevations need a fungicidal wash and longer drying time between coats. If a quote for a double-storey Tokai house matches a single-storey price elsewhere, the access and the preparation have been left out.
Do I really need the mould wash, or can we just paint?
You need it. The growth on shaded Tokai walls is living, and a coat of paint is a food source with a fresh surface on top. It will show through within a season or two. The wash has to dwell on the surface and then be rinsed, which is a separate step from the general wash-down.
When should the timber be done relative to the walls?
